REASONS TO CONSIDER

 

BUYING LAND

 

 LAND IS THE BASIS OF ALL WEALTH... and is the most likely, of all investments, to maintain a superior resale value.

There is a projected 10-20% rise in value expected each year. This  places an ever increasing price on all real estate, therefore, any delay will be costly to you.

 Mortgage money is getting less available all the time and interest rates will inevitably have to increase.

Inflation will guarantee higher prices later.  Any delay will represent a double loss to you, as the buyer, in that you will have to pay more later, while in the meantime losing out on a substantial appreciation in value.

Money, spent on mortgage payments, generates equity and is teamed with appreciation in value becoming an excellent form of forced savings far greater than any savings account.

The parcel of land you have just looked at may not have everything you were looking for, but a more expensive parcel of property wouldn’t either.  There is no “perfect” piece of property!

There is nothing wrong with a “high price”, just as long as it can be justified.  You should get the most valuable lot, for the price, in the area.

There is a great advantage in being able to purchase land on a relatively low down payment in order to conserve cash, as well as. insure a higher return on the invested dollar called “leverage”.

The long term mortgages available on land contracts make for low monthly payments contributing to the “leverage advantage.”

You have now been shown an excellent parcel of property that is on the market for sale and satisfies most of the wants and needs you have.

Don't forget, nothing is “perfect.”

You now know about the property, area, and what the seller will accept or not accept, therefore, you have more facts and information on which to base an intelligent decision than you will ever have again.

The truth is, if you don’t buy the property now, someone else will.  Then, it will be gone.  If you turn this property down, at the price and terms offered, we simply would not know where to begin trying to show you anything else that would make any sense at all!

By waiting, We would be risking that another more desirable parcel would become available, however, over time we have, by and large, progressively less desirable property at steadily increasing prices.  The general rule is to “Buy Land Now!

Lastly, I go along with the transaction — having 27 years experience in land sales with over 1900 closings.
